We’ve been hunting this farm throughout the fall and using that time to better understand how the property lays out and how it’s being used. Based on that, we’ve put together what we believe is a solid Phase One improvement plan.

While we’re excited about the direction of that plan, no work has started yet, and we’d still be comfortable selling the property as it sits today. Before bringing it to the public market, we wanted our VIP buyers to see it first and understand where we’re at with it.

If you’re interested in the farm as-is, we’re happy to hand it over and let you make it your own. If you like the general direction of the improvements but would want to be involved in the plan or adjust a few things, this is the stage where that conversation makes sense.

The property already has a strong layout and a good mix of timber, cover, and water. It’s private and quiet, but still just minutes from town — very much that classic Muskingum County big-woods feel.

Mineral rights will transfer with the sale, and there’s a good stand of mature timber, including walnut and white oak, that offers instant value to the next owner.
