Every once in a while we buy a property that isn't perfect, but we know exactly what it can become. This Gallia County hunting farm is one of those. If you're looking for blacktop frontage, a finished cabin, and a place that requires zero work, this probably isn't your property.
But if you've ever wanted your own hunting camp tucked back in the woods where you can spend weekends with family, chase spring gobblers, hunt November whitetails, and slowly make it your own over the years, I think you're going to appreciate what this farm has to offer.
A private 30-foot-wide deeded access leads from the county road into the property before connecting with a wide internal road that runs nearly the full length of the farm all the way to the cabin and bunkhouse site. We spent a lot of time reviewing the access before purchasing this property because access matters. This is a recorded deeded access with ingress, egress, and utility rights that cannot be blocked by the neighboring landowner.
The farm consists of approximately 76 acres of middle to mature-aged hardwoods with excellent bedding cover, rolling terrain, and an established trail system. While this isn't a timber investment today, we believe there's potential for a quality selective harvest in the coming years while continuing to improve wildlife habitat.
Tucked into the southern portion of the property is the existing camp. The cabin is a project. There are unfinished improvements, some roof leaks, and work still left to be done, but the foundation for a great hunting camp is already here. A wood stove, existing solar equipment (conveying as-is with no representation of operation), the beginnings of a gravity-fed water system, a separate bunkhouse, Conex storage container, and a small pond all create a property with incredible long-term potential.
Directly below the cabin is a natural location for a one to two-acre destination food plot that would overlook the pond and create an outstanding combination of food, water, and nearby bedding cover.
If Legacy completes the project before it sells, our plan is to improve the entrance, gravel the access drive, install a new gate and turnaround, clean up the cabin site, reopen the internal road system, establish the destination food plot, and enhance the existing pond before releasing it as another Legacy turnkey hunting property.
One unique feature buyers should understand is an approximately six-acre interior parcel that is currently considered unclaimed property under Ohio law. While it cannot legally be conveyed with the sale, it is completely surrounded by the property being purchased. We'll gladly explain everything we know about the situation during your showing so you can make an informed decision. This isn't a luxury cabin. It isn't a finished recreational property. It's a hunting camp with really good bones, endless potential, and the opportunity to create something your family can enjoy for years to come
No-Pressure Border
Southern edge borders the Southern Ohio recreational area — no public hunting allowed next door.
Existing Hunting Camp
Roads, entrance and camp infrastructure are already in place.
We're not going to dress this up as more than it is. What's here is the start of a really good hunting camp, not a finished one. Tucked into the southern portion of the property, the camp includes a cabin that's honestly a project — unfinished improvements, some roof leaks, work still left to do. But the bones are good. There's a wood stove already in for heat, existing solar equipment that conveys as-is (we're not making any claims about whether it still works), and the beginnings of a gravity-fed water system that was started and never finished. A separate bunkhouse and a Conex storage container are also on-site. Add in a small pond, and you've got a property with a lot more potential than most people would see driving past it.

Access
Private North Access
Access matters, so we spent a lot of time on it before we bought this property. What you get is a private, 30-foot-wide deeded access running from the county road onto the property — recorded, with ingress, egress, and utility rights the neighboring landowner can't block. From there, a wide internal road runs nearly the whole length of the farm, all the way back to the cabin and bunkhouse site, so you're not fighting your way in on foot every time you want to check a camera or work a plot.
