Every once in a while we buy a property that isn't perfect, but we know exactly what it can become. This Gallia County hunting farm is one of those. If you're looking for blacktop frontage, a finished cabin, and a place that requires zero work, this probably isn't your property.

But if you've ever wanted your own hunting camp tucked back in the woods where you can spend weekends with family, chase spring gobblers, hunt November whitetails, and slowly make it your own over the years, I think you're going to appreciate what this farm has to offer.

A private 30-foot-wide deeded access leads from the county road into the property before connecting with a wide internal road that runs nearly the full length of the farm all the way to the cabin and bunkhouse site. We spent a lot of time reviewing the access before purchasing this property because access matters. This is a recorded deeded access with ingress, egress, and utility rights that cannot be blocked by the neighboring landowner.

The farm consists of approximately 76 acres of middle to mature-aged hardwoods with excellent bedding cover, rolling terrain, and an established trail system. While this isn't a timber investment today, we believe there's potential for a quality selective harvest in the coming years while continuing to improve wildlife habitat.

Tucked into the southern portion of the property is the existing camp. The cabin is a project.
